Water is the number one enemy of any RV, and almost all of it gets in through the roof. The frustrating part is that a roof leak is invisible for months — it soaks the decking, walls and framing long before you see a stain inside. By the time it shows, the repair bill has multiplied. Staying ahead of it is the single cheapest thing you can do to protect your rig.
Inspect the Roof Twice a Year
Get up on the roof (safely) at least twice a year and after any big storm. You're looking at every spot where something penetrates the roof — vents, the AC shroud, skylights, antennas, the refrigerator vent, and the front and rear seams. That's where the sealant does its job and where it fails first.
What Failing Sealant Looks Like
- Cracks, gaps or peeling in the lap sealant around fixtures
- Sealant that's chalky, hard and no longer flexible
- Discoloration or soft spots on the roof membrane
- Staining on an interior ceiling or a musty smell inside
- Bubbling or lifting of the membrane
How Often to Reseal
Plan on refreshing lap sealant as needed every year, and a more complete reseal every few years depending on how the roof holds up. Tennessee's mix of strong summer UV and heavy rain is hard on sealant — it bakes and cracks faster here than in milder climates, so err on the side of checking more often, not less.
When to Bring in Help
If you've found a soft spot, an active leak, or sealant that's cracked all the way through, don't wait for the next storm. We'll find the entry point, dry and reseal it properly, and tell you honestly whether there's underlying damage to address. A reseal is cheap; a rotted roof and wall rebuild is not.

FAQ
Can I just use the tube of sealant from the RV store?
For a small touch-up between inspections, a compatible self-leveling lap sealant is fine — just make sure it matches your roof type (EPDM, TPO or fiberglass). For an active leak or widespread cracking, it's worth having it done right so you're not chasing the same leak again.
There's a water stain on my ceiling — is it too late?
Not necessarily, but act now. We'll find where the water is getting in, seal it, and assess whether the decking or framing underneath needs attention before it spreads.
